Strategic Facility Partners (“SFP”) is a 501(c)(3) organization founded to advance the missions and visions of public and private higher education institutions through the funding, development, or acquisition of on-campus student housing. We enhance living-learning environments, promote social welfare, and encourage student development through our projects and partnerships.
When properly implemented, student housing is more than a physical facility located on campus; it can be a tremendous asset for the institution that supports recruitment, retention, and student development – all while providing an alternative revenue stream from typical state funding or tuition dollars.
Through its unique structure and mission, SFP partners with institutions, developers, and owners to enhance campus life through alternative (non-general revenue/obligation) financing of student housing. Projects are typically funded through tax-exempt bonds, and all excess cash flow is returned to the institutions on an annual basis through scholarships, contributions to the general fund, or investments in residential facilities. The tax-exempt structure provides an attractive cost of capital, allows for key development and operating decisions to be driven by the value to students, and offers a true alignment of interests between SFP and our institutional partners.
